Listing photo prep checklist
Small things decide how a listing looks online. Send this checklist to your sellers before the shoot. Most of it takes under an hour.
Whole house
- Turn on every light: ceilings, lamps, under-cabinet and closet lights. Replace burnt-out bulbs.
- Open blinds and curtains the same amount in every room.
- Ceiling fans and TVs off. Spinning fans blur and screens reflect.
- Put away personal photos, mail, keys, chargers and cords.
- Hide pet bowls, beds, litter boxes and toys.
Kitchen
- Clear the counters except one or two nice items (a bowl of fruit, a plant).
- Put away dish racks, sponges, soap, paper towels and small appliances.
- Clear the fridge door of magnets, papers and photos.
- Wipe stainless steel and the cooktop.
Bathrooms
- Toilet seats and lids down.
- Remove toiletries, razors, bath mats and shower bottles.
- Hang one set of clean, matching towels.
- Close the shower curtain or leave the glass door spotless.
Bedrooms & living areas
- Make the beds with smooth covers and the pillows in place.
- Clear nightstands and dressers down to a lamp.
- Straighten couch cushions and throws.
- Close closet doors unless the closet is a selling point.
Outside & drone
- Move cars off the driveway and away from the front of the house.
- Hide trash cans, hoses, tools and kids’ toys.
- Mow, edge and sweep the walkways and the lanai.
- Pool: clean, covers off, equipment and floats put away.
Twilight & video
- For twilight: every exterior light, landscape light and pool light on.
- For agent on-camera video: know your 2–3 key selling points and wear solid colors (busy patterns can shimmer on camera).
- Plan for the home to be empty of people and pets during the shoot.
Why it matters: I edit for color, light and straight lines, and I can’t move a car or a toaster in editing. Ten minutes of prep shows up in every photo.
